While I’m licensed to help you find the home of your dreams in both Maine and New Hampshire, I get especially excited to work with buyers looking to settle in York and Wells. After all, I live here because I love it here. For out-of-state buyers, I’m able to share my own perspective on what it was like to get settled into the community. For buyers with children, I’m able to offer personal insights into the local parks that my kids and their friends love, the best places and times to swim, and I always know what’s happening at the local community center. I also stay plugged into community at an administrative level so I can point you in the direction of who you need to contact for permits if you’re building or interested in renovations.

The Buyer’s Process

If you’re a first time homebuyer, the process of buying a home can feel like a never-ending and overwhelming production. To give you peace of mind, I’ve laid out the steps for you here. During our first meeting, we’ll go over all of this together to make sure you have a clear picture of what to expect.

 

Lender Pre-Approval & Home Showings

If you’re going to need financing for the purchase of your home, a letter of pre-approval helps us 1) focus on the homes you can afford and 2) gives us some leverage against other bidders in a multiple-offer scenario.


Contracts & Negotiations

Once we’ve found a property that feels like home to you, I’ll help you put together a formal offer and we’ll submit it to the listing agent. They’ll come back with one of three responses: yes, no, or maybe. From there, we’ll either officially go under contract, renegotiate terms, or move on to other homes.


Due Diligence & Closing

Once we’ve gone under contract, it takes about 30-45 days to close. In that time, we’ll arrange the requirements of your lender. This usually includes an inspection, an appraisal, title insurance and other final verifications. On the day of the closing, we’ll meet with the title company, and you’ll sign all of their required documentation. After that, you’ll be handed the keys and you can start moving in!
